I say go for it.  But the most important is teh mold.  Make sure you get taht taken care of because undetected...it can cause health problems.

I don't anything about getting rid of mold, but need to learn about it quickly.  Tomorrow night I'll ask the seller what his plan is to get rid of it.  I have the believe the entire carpet will be trashed.

If the investor is going to buy it and he knows your interested in it, he may not do everything that needs doing.
He may just handle the cosmetic stuff.  Just make sure you get a GOOD inspector if you decide to buy it.

As for the hill, that's a personal decision only you and your family can make.  I had a house on a hill and hated it. Nothing but level lots for me now.  

Mold can be fixed, but some jusidictions require it be done by a certified company due to the contamination potential. It has to be done properly.  Ran into that with a house we looked at.  It was full of mold.  If we bought it, we would have had to bring in some company with plastic sheets and environmental suits to clean it out. EXPENSIVE!

Good luck though and I am happy you found something you really like.  And remember, there is no such thing as the perfect house.

Just make sure you get a GOOD inspector if you decide to buy it.

Due to the house being vacant for a while and having numerous issues needing repair, I was going to have an electrical contractor friend and a carpenter friend check it out before putting a deposit, to identify any bigger problems. 

I'll know more tomorrow night, but he may only address the issues I identify up front.   So, I should probably have a full home inspection done before finalizing/negotiating  the list of repairs to be included.

Here we go again
The house closing that was cancelled at the last minute on 9/19 seemed to be a dead issue.  Today, my mortgage rate lock expired and I was required to extend it to keep the mortgage deal active.

Upon receiving a call from the seller this morning, and his saying that he'd not heard back from his mortgage company in a few days, he said that he's officially calling off the deal (again) and moving his stuff back into his house.  Yeah, his stuff has been packed in a truck and pod since 9/19 and they've been sleeping on sleeping bags.  Freaks...

So, I called my mortgage company this morning and left a message for them to not bother extending my rate lock.  At 6:00 pm I received a call from the agent who said he'd just heard from the seller who is claiming they have full approval for their mortgage and can close Friday or Monday at the latest.

Well ...  I left a message for the mortgage broker to not bother exending my rate lock but never spoke to her afterward.  So, I started calling her frantically and found out that she'd extended my rate lock this morning before I cancelled the request, and she decided to just let it ride ....   WOW. I STILL HAVE MY MORTGAGE DEAL.

But, in moving foward with these flakey sellers my guard is up big-time.  I'm requesting a call from their mortgage broker and will request something in writing as well.  Further, if we write up a new purchase agreement, I am going to require the SELLER to give me a deposit, and the terms will be that if he doesn't close this time, I will keep the Seller's deposit.  Different, but I think effective.

We shall see....  I'll believe it when I have the key in my hand.

Update:
The seller's troubled credit history continues to get in the way of his getting a mortgage.  But, I'm told by his attorney that he may actually get it.  So, we wait and wait ...

Meanwhile, my agent called me at 5:00 today and mentioned she has a new listing hitting the market tommorrow.  I knew of the house and asked to see it ASAP.  We looked at the house at 6:45, LOVED IT,  and made an offer at 8:00 pm. It was a low offer, but given the times, I didn't feel bad about it.  We have some room to go up in price, but not that much room.

Meanwhile, the seller of the house I've been trying to buy for months now, who blew me off on the day of the closing is assumming that I'm committed to buying his house. I've already gotten my deposit back and don't have an active contract.  Our plan has been to write up a quick contract right before closing, if they finally get their mortgage to purchase.

Not sure if we'll get this newly discovered house, as they may not want to negotiate down low enough for us to swing it.  But, in this market if they're smart, they'll make an attempt to work with us.

I'm not telling the other seller about this, and just letting his deal ride as a backup plan.  Perhaps he'll now realize how crazy he was to NOT take the money and run.

Andrew, if you the original home owner comes back to you, you should offer less money citing the extra amount you had to spend in the hotel.
