Our agent is more shrewd that I realized.   She's aggressive in very subtle way.  We went to view the house we're considering buying again. (3rd time but other 2 times were open houses)   We looked much more closely this time, and of course found some issues that could be obstacles to our even making an offer.

Upon discussing the details with my wife and daughter all night afterward, we concluded that we could go forward with this house, but would have to change a few things of which could end up costing $10 - $15K.  That would make the house a perfect fit for us.  So, instead of walking away from the deal, we've decided to just offer 10-15K less than we were considering offering beforehand. 

Our agent seemed to think she had a definite offer coming.  It was interesting the way she tried to persuade us to go forward, despite our concerns, but in a very subtle way.  I kind of liked that approach and could see that working well when trying to persuade people to buy our house.

We shall see what happens ...

Just be careful that her shrewdness is for your benifit and just a strong arm tactic to get her a sale. There are alot of bad agents out there that use their position just to make a sale and not allways in the best situation for their clients.

Just be careful that her shrewdness is for your benifit and just a strong arm tactic to get her a sale. There are alot of bad agents out there that use their position just to make a sale and not allways in the best situation for their clients.

While I like her agressiveness, I don't trust her to be looking out for my best interests.  I just assume that I have to to handle that myself.  I'm confident that she'll do well selling my house, but she can be a little pushy when using her for the buying part.  But, she knows my local market very well, and has had the top sales numbers in our town for the last 3 years.

but she can be a little pushy when using her for the buying part.  But, she knows my local market very well, and has had the top sales numbers in our town for the last 3 years. 



I hope thats not because she's a pushy beotch and alot of people are scared and inexperianced. I've seen to much of that, its easy when your supposed to be the pro most people just go with what they say and don't realize that they were pushed in the wrong direction until its to late.

I'm just asking you to be aware brother I don't want you to get duped into the wrong deal.

We tend to move every few years, so we're always looking, even right after moving in.  Years ago, I was having trouble selling a house and when the contract was up (6 months) and it didn't sell, I decided to give it a try myself.  I sold it w/i 2 months and actually found the transaction much easier to deal with, without any agents involved.  They seem to slow everything down ...

Don't worry about me, Nomad.  I'm always 10 tens steps ahead of my ding-dong agent.  She's pushy and pretty effective in sales, but not the sharpest tool in the shed.
